The Act makes provision for the registration of titles in land, effect of registration, protection of persons dealing in registered land, disposition of land or a title in land in general, acquisition of land or transfer of rights in land under certain titles such as prescription and easement, and related matters.The Act consists of 161 sections divided into 12 Parts: Preliminary (I); Organization and administration (II); Effect of registration (III); Certificate and searches (IV); Dispositions (V); Instruments and agents (VI); Transmissions and trusts (VII); Restraints on dispositions (VIII); Prescriptions (IX); Rectification and compensation (X); Decisions of Registrar and appeals (XI); Miscellaneous (XII). Part II is divided into 3 Divisions: land Registries and officers (1); The Land Registrar (2); Maps, parcels and boundaries (3). Part V is divided into 6 Divisions: General (1); Leases (2), Charges (3), Transfers (4), Easements, restrictive agreements, profits and licences (5), Co-proprietorship and partition (6).No land, lease or charge shall be disposed of except as in accordance with provisions of this Act (sect. 37). Action upon a contract for the disposition of unregistered land is limited. Section 41 concerns the priority of registered interests. Sections 44 to 63 regulate various leases and related matters such as sub-lease, surrender of lease4, registration, etc. Sections 64 to 82 contain provisions relative to charges, i.e. interests in land securing the payment of money. Section 101 sets out the characteristics of joint proprietorship, whereas section 103 provides for partition of land under common ownership.
